When is a Transfer Plan Needed?

Transfer plans are commonly required for:

  • Sale of part (TP1)
  • First registration of unregistered land
  • Boundary alterations
  • Garden land sales
  • Adverse possession applications
  • Grant or reservation of easements

Accuracy is particularly important where rights of way or other easements are involved. HM Land Registry guidance makes clear that easements must be correctly applied against all affected titles to avoid future complications.

What Must a Transfer Plan Show?

A compliant transfer plan will:

  • Be drawn to Land Registry accepted scale (typically 1:500 or 1:1250)
  • Clearly edge the land being transferred
  • Show sufficient surrounding detail for identification
  • Include a north point
  • Be consistent with the transfer deed

Because HM Land Registry site maps show only “general boundaries”, clarity in the transfer plan itself is essential to avoid future disputes.
